    I have a question: Are 10 investors limited partners or general partner? If they are limited partner, can this passive income 210K be off-set their active incomes or the total off-set limit is up to 150K for non real estate professional?

    Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Sharon Ann Meny for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    Raising the rent also involves rehab … so that is extra expenses… so that means I need to raise the rent higher to make a profit to take care of the new rehab expense

    Peter your so smart... Thank you for these videos. They really help me come up with ideas...Giving me, a new perspective, in what direction to go.... I've been brain storming on ways to get into a multi family.... One strategy i've been exploring is the, " one time close, FHA construction loan.... I'm going to go to my credit union and see what I qualify for....Hopefully I qualify....If I do...I'm thinking about doing a manufacturer home... Purchasing at least two acres ( land to build on) and 4 rv hook ups , so I can rent out the dirt sa you say

    I’m new to all of this. I have concerns with the cap rate. In a practical sense, how are cap rates determined? And how often do they change or reevaluated? How are they reevaluated if they are? And what’s the difference between a higher cap rate and a lower cap rate?

    We need serious zoning reforms. Some of those buildings could be repurposed as residential property. Apartment buildings are popping up everywhere. This doesn’t answer whether whether tenants can afford the lease, let alone if there are jobs available locally. Rental prices are absolutely ridiculous. It could actually be cheaper to pay a mortgage. If it weren’t for the down payment, many people be able to own their own homes. Yet again a ridiculous hurdle. There is just no sense to me why they keep building more Buildings if there are current structures that could serve the same purpose. If it was possible, I would rent office space right here in my house.

    It would not be called a HELOC - Just simply a LOC… It is not your home. unless you are living there? And it would be good if you would explain why you believe the value went up. Did you double the rent? The real numbers would be helpful. I suspect the reason why you have not pulled out the cash is because it would not be cash flowing if you did so.

    With opportunity #1, wouldn't you just be stepping into the same no cashflow situation, as you would get the same high interest rate the seller would attain in a refinance?

      Some simply over leveraged and had flawed exit strategies. Even with today’s interest rates, let’s say we’re able to buy below market rate from a distressed seller. Also, if the seller missed value add opportunities and/or had poor property management, these, not interest rates, are more the reasons they are distressed. These are issues that can be corrected and turn a failing property into a profitable one.
